Most agents’ mindset is in the current market; the real pros are already focusing on a less-robust market that will inevitably show up … not sure when, but it will! Tighten up your fundamentals now.
Tip 3: Build An Alarm System – CGI
KW launched a pretty amazing and robust tool this summer, the Career Growth Initiative. It basically functions as your financial advisor, your personal CFO, tracking your progress and what you need to stay on track. If you are not already plugged in with this tool, check in with your office now.
Tip 4: ActiveRain Blogging Blueprints
Even if you’re a great writer, these blogging blueprints will simplify your blogging. If blogging intimidates you are your writing is not your highest skill, then check these out. If you are not yet on ActiveRain, get there and set up a Realtor profile. Then search for “blogging blueprints” to keep your blogging as simple as possible.
Tip 5: Facebook ads
If you are not playing in this territory yet, then you’re falling behind. Block in a few hours to study the basics of how to do this, then jump in.
Tip 6: Live Video on Facebook
Facebook LOVES your live videos and will place them higher than other content. This is a great foray into video as it forces you to just be yourself and keep it simple. Here my basic recommendation: 10 live videos in 20 days on your favorite area of town.
Tip 7: Frankfurt & London
What are the European direct flights from your airport? If you do not have any, skip this tip. If you do (and Austin has 2, Frankfurt and London), then the reason those flights exist is because the business community of your fine city wanted those destinations to facilitate business.
So here’s the tip: geo-targeted Facebook ads for your luxury listings specific to users in the European destination. Will you get buyer leads from it? Maybe. Will you land more luxury listings because you are more Facebook savvy than your competition? I believe so.
Tip 8: 71% would, 17% do
NAR stat that 71% of customers would use their agent a second time but only 17% do. This is a huge opportunity. Make sure you have systems, communications, and relationships so tightly in place that once someone does business with you, you have them for life. Nailing this could change your business and your world.
Tip 9: #readyforayeti
Contest time! Run a contest once a quarter or twice a year … anyone who posts a 4 or 5-star an online review for you (give them the exact websites), is entered to win. Be super purposeful with this. The smaller yeti’s run about $300. Have fun with this.
Tip 10: Database
I pretty much throw this one into every single advice column I write. The thing is, you all want to see the cool and sexy and fun stuff in an article like this … but most of you are not nailing the basics. Stick with the basics; your database IS your business. Build it, feed it, nurture it. I was constantly reminded of this at both Inman and Mega Camp.
Tip 11: Up or down?
“m/m Seller, are you thinking of selling in the next couple years?” [yes] “Do you think the market may go up or down?” [down] “Then why are you waiting?”
Tip 12: Trees
“m/m Buyer, look down the street. What do you see?” [no trees] “Right, no trees. The first thing I want you to do is plant some trees so in 5-10 years when I sell your house, I can get you top dollar.” Pro tip: send your own crew over with a couple of trees and plant them for them.
